TENANT CHARGES  (All charges are inclusive of VAT)

For Assured Shorthold Tenancies (AST)
Holding Deposit (per tenancy) : One weeks rent to reserve the property. Please note that this will be withheld if any relevant person including any guarantor) withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign the tenancy agreement (and/or deed of Guarantee) within 15 calendar days (or other deadline for Agreement as mutually agreed in writing.)

Security Deposit (per tenancy.  Rent under £50,000 per year): Five weeks rent-This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy.  Rent over £50,000 per year): Six weeks rent

Unpaid Rent: Interest at 3% above the Bank of England Base rate from rent due date until paid.  This will not be levied until the rent is more than 14 days in arrears.

Lost key(s) or Security device(s): Cost of replacing and where loss results in locks needing to be changed, costs of the locksmith, new locks and replacement keys for all tenants, landlord, agent and any other person requiring a key will be charged to the tenant.  If extra costs are incurred there will be a charge of £15 per hour for the time taken.

Variation of Contract (Tenants request): £50 per agreed variation. To cover getting the landlords instructions and preparing and executing of new legal documents

Change of Sharer (Tenants request): £50 per replacement tenant or any reasonable costs incurred if higher.
To cover costs associated with taking landlord instructions, new Right to Rent checks, deposit registration and preparation and execution of new legal documents

Early Termination (Tenants Request)
Should the tenant wish to end their contract early, they are liable for the landlords costs in re-letting the property, plus all rent due under the tenancy until the start date of the replacement tenancy.  These costs will be no more than the maximum amount of rent outstanding on the tenancy.

During the tenancy if permitted and applicable:
Utilities - gas, electricity, water and sewerage
Communications - telephone and broadband Installation of cable/satellite

For Non-Housing Act Tenancies and Company lets, payments which may apply are as follows:-

Arrangement Fee: £36 per item.  if any actions are required to address matters arising from check out inspection, there is an arrangement fee per item , deductable form the Deposit

Future Landlord Reference: £30 per request
Rent Arrears/returned payments: £36 per call, email or letter requesting payment plus interest at 8% above Bank of England base rate from due date until paid on any outstanding amount
Out of hours service: £180 per hour plus any costs incurred, where actions of the tenant result in the Agent or Contractor attending
Failure to cancel standing order: £36 to process refund
