BEFORE THE TENANCY STARTS
HOLDING DEPOSIT
A refundable holding deposit of up to the equivalent of 1 week's rent may be payable to reserve a property. Where the tenancy proceeds, this will normally be credited towards your first month's rent or tenancy deposit.
TENANCY DEPOSIT
A refundable tenancy deposit may be payable.
Where the annual rent is less than £50,000, the tenancy deposit will not exceed the equivalent of 5 weeks' rent.
Where the annual rent is £50,000 or more, the tenancy deposit will not exceed the equivalent of 6 weeks' rent.
The exact holding deposit and tenancy deposit applicable to your property will be confirmed before you make any payment.
DURING THE TENANCY
CHANGES TO THE TENANCY
Where you request a variation, assignment or novation of your tenancy, a charge of up to £50 (including VAT) may apply. Where the reasonable costs incurred are higher than £50, the charge may reflect those reasonable costs and evidence will be provided where applicable.
LATE PAYMENT OF RENT
Where rent has been outstanding for 14 days or more, interest may be charged at a rate of up to 3% above the Bank of England base rate, calculated in accordance with the applicable legislation.
LOST KEYS AND SECURITY DEVICES
You may be required to pay the reasonable costs incurred as a result of the loss of a key, fob or other security device giving access to the property. Evidence of the reasonable costs incurred will be provided where applicable.
EARLY TERMINATION
Where you request to end your tenancy early, or without giving the required notice, you may be responsible for permitted payments arising from the early termination.
Any payment will be limited to the landlord's loss and/or the reasonable costs incurred by the letting agent, in accordance with the applicable legislation.
UTILITIES AND OTHER SERVICES
Unless specifically included within your rent, you may be responsible for payments relating to the following where applicable:
Gas and electricity
Water and sewerage
Telephone and broadband
Cable and/or satellite services
Television licence
Council Tax
Please refer to your tenancy agreement and property particulars for confirmation of any utilities or services included within your rent.
OTHER PERMITTED PAYMENTS
Any other payments permitted under the Tenant Fees Act 2019 and other applicable legislation.
