3. The applicant and guarantor has not provided the documentation to approve Right to Rent checks.

4. The holding fee will be returned within 7 days of the deadline date if the Landlord does not approve an application but the applicant(s) have provided the Right to Rent documentation and references within the 15 day deadline. .

As well as rent, you may be required to make permitted payments during the tenancy.
Payment of interest for the late payment of rents at a rate of 3% above the Bank of England base rate

Minimum charge of £15.00 for the reasonably incurred costs for the loss of keys/security devices

Change of Sharer (Tenants Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. 

Early Termination (Tenants Request) should the tenant wish to leave their contract early; they shall be liable to the landlords costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. The landlord’s re-let fee is equal to 50% of a months rent + VAT.
