FEES TO TENANTS:

Before you move in

Set up fee £180 for up to two tenants

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability ) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional tenant fee per tenant £36.00

Processing the application, associated paperwork and referencing

Guarantor fee per guarantor £156.00

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee per permitted occupier £36.00

Explaining to any permitted occupier their rights and responsibilities towards the named tenant and landlord as well as the provision of documentary guidance and assistance during the tenancy

Deposit - Unfurnished - 1.5 months rent Furnished - 2 months rent

To cover the added risk of property damage beyond fair wear and tear. Where applicable the deposit will be protected in a Government authorised scheme and may be returned at the end of the tenancy.  We are members of the Deposit Protection Scheme

Pet Deposit - Additional security deposit of £500

To cover the added risk of property damage.  This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.

Amendment fee £120.00

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee £120.00

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Change of sharer £156.00

Ending your tenancy

Check out fee - a minimum of £108.00 to a maximum of £360.00

An independent Inventory Clerk will attend the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit (s)

Last minute cancellation or change of check out appointment £120.00

Other fees and charges

Lost security items £75.00 plus item cost

Obtaining necessary permissions, sourcing providers and travel costs

Out of hours services - Maximum of £200.00 per hour plus any actual costs incurred

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

Unpaid rent/returned payments £25.00 per payment unpaid or returned

Interest on any unpaid or late rent at 3.0% above the base rate of Barclays Bank Plc

Professional cleaning (if required) £20.00 per hour

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

ALL FEES ARE INCLUSIVE OF VAT

All rent is payable in advance by standing order.
