Calgarth Park is a hidden treasure, nestled in the heart of the Lake District National Park. This Grade II listed Georgian mansion consists of 24 characterful and superbly appointed self-contained apartments. Available to rent on a long-term basis, exclusively for residents aged 55+.
This unique and tranquil lifestyle setting includes beautiful large gardens, stunning views over Windermere, plentiful parking and impressive communal facilities. Our residents benefit from a fantastic feeling of community, along with peace of mind about security, property maintenance and monthly budgeting.
Calgarth Park is ideally suited to individuals and couples who are ready to downsize, or relocate, to this most beautiful part of the UK. Our apartments enable residents to enjoy living in a relaxed and independent environment, where the costs and time of maintaining a home and garden are all taken care of.
All of Calgarth’s apartments are fully self-contained and each one is unique - varying in size, position, layout, views and facilities. We therefore have options to suit most preferences and budgets (subject to availability). Most are 1 bedroom, with a small selection of 2 bedroom options too.
FLAT 19: The basic rent payable for Flat 19 is £1,365 per month. (Plus service charge and lunch option – see details below)
In addition to the ‘rent’ is a service charge of £210 per flat per month. The monthly rent and service charge includes: heating, hot water, buildings insurance, window cleaning, building and garden maintenance, and all other everyday staffing and running costs of the overall building.
For just £120 per month (per person), residents can enjoy a freshly prepared, 3 course lunch, including tea & coffee. This service is provided Monday to Friday (excluding bank holidays) and served in the communal dining room. This lunch option is subsidised and offers exceptional value for money (currently equating to less than £6 for a 3 course lunch!).
Therefore, based on a single occupant, the total payable for this spacious and well-presented 2 bedroom flat is £1,695 per month (or £1,575 without lunches).
Although the vast majority of our residents do choose to include lunches, it is optional. Residents who do opt in for the lunches enjoy the high-quality food, convenience and the regular social aspect of dining with fellow residents. Residents can change their mind and opt in / opt out of the inclusive lunch package at any time by giving us 1 month notice.
In addition to any currently available and advertised apartments, there are sometimes others which might also be coming available soon. Equally, if you are currently just browsing potential options and are not ready to make the move yet, we will be happy to add you to our newsletter/apartment waiting list. We can then keep you updated (by phone or email) with any upcoming availability.

We offer long term homes, with flexibility. Although we are ideally suited to residents wishing to make Calgarth their long-term, primary home, we offer a flexible ongoing ‘occupancy agreement’ for peace of mind. Many of our residents stay for several years, with some previous residents having lived at Calgarth for 20+ years. Rent and service charges are payable in advance at the start of each month.
At the start of each new occupancy, we also require payment of a deposit (equivalent to 1 month’s rent & service charge). This deposit is fully refundable at the end of the occupancy, as long as the property is returned in its original condition (subject to fair wear and tear) and if all outstanding payments are up to date.
One of the best things about the Calgarth lifestyle is the residents, and the feeling of being part of a friendly community. Our residents vary in age and background. Some lived locally in Cumbria / The Lake District before moving to Calgarth, whilst others have relocated for the scenery, peace & lifestyle, or to be closer to family in the area. For many, the move also coincided with the desire to downsize, free up equity/cashflow and to live a more relaxed and independent life.
There is as much, or as little, social life as you wish to take part in at Calgarth. Most of the activities are organised directly by the residents. These include film nights, tea/coffee mornings, restaurant & pub visits, garden parties, board games and sometimes just relaxing in the residents’ lounge having a chat and enjoying the views. Many residents still drive, and there are often informal trips to supermarkets and shops on an ad hoc basis.
It is important to note that Calgarth Park is not a care home and no in-house care/medical services are provided. Although there is a minimum age restriction, it is very much suited to residents who can, and want to, live independently and manage their own affairs. Having said that, most upper floor flats are accessible via stairs, lifts or a stairlift and each flat is equipped with an emergency call service. There is an on-site office and staff on hand (normal office hours) to help with residents’ day to day needs and the running of the building & grounds. Residents are also welcome to arrange for their own private daytime care & housekeeping services, should that be required.
Guests are welcome at Calgarth. For times where you would prefer separate accommodation for guests, there is a dedicated guest twin bedroom suite (available by pre-booking, on a first come first served basis, and currently priced at just £25 per person per night).
There is ample, free, on-site parking. A limited number of private car ports are also available for a small extra charge.
Calgarth Park is in a beautiful, semi-rural setting, peacefully situated at the end of a 500m long private drive. There are regular bus services along the A591 in Troutbeck Bridge, which connect to Ambleside, Windermere and Kendal. (Approx distance to Ambleside: 3 miles, Windermere: 1.75 miles, Bowness: 2.5 miles, Kendal: 10 miles).
You are welcome to visit (by appointment only please), to view the development, gardens, available flats and communal areas. Dales & Shires is the exclusive marketing agent for Calgarth Park, and viewings are available through us 7 days a week. Our friendly and helpful staff will be happy to show you around and answer any other questions you may have. There is also the opportunity to meet other Calgarth residents and staff.
Whether you are ready to move imminently, exploring potential options before making any big decision, or looking on behalf of a family member: Please do call or email Dales & Shires to make initial contact and we will be delighted to help you.
