Gervase House is an individual architect-designed home, built in the mid-1980s and occupying a peaceful, private position in the heart of the popular village of Fovant. Extending to over 2,200 sq ft, it offers generous and versatile accommodation, exceptional valley views and considerable potential for further adaptation. The welcoming entrance hall leads to an impressive kitchen/dining room with bi-fold doors opening onto the garden, a separate utility and boot room, and a spacious sitting room with wood-burning stove. A further reception room, currently used as a family room, flows into a light-filled garden room, while a cloakroom completes the ground floor. Upstairs are five generous double bedrooms, including a superb principal suite with ensuite shower room and private balcony overlooking the valley. A second bedroom also has ensuite facilities, while the remaining bedrooms are served by the family bathroom.

The existing layout and generous grounds offer exciting potential, subject to the necessary consents, to create a self-contained annexe for dependent relatives, older children, guests or an independent home office or business space. Outside, the gardens are a particularly special feature, combining privacy, mature planting, open valley views and a beautiful chalk-stream setting. Paved terraces provide excellent areas for outdoor dining and entertaining, while a broad lawn and gently landscaped tiers lead down through established shrubs, trees and flowering plants to the brook at the lower boundary. The peaceful sound and movement of the water create a wonderfully tranquil atmosphere. The property also benefits from an oversized double garage with EV charging point, electric roller door, power, lighting and integral storage. A generous carriage driveway provides ample parking for several vehicles, including space for a motorhome or boat.

Fovant occupies an enviable position in the Nadder Valley between Salisbury and Shaftesbury. Surrounded by open countryside, it offers excellent walking, a doctors’ surgery, village shop, pub, church, village hall, recreation ground and children’s playground. The village is also renowned for its historic WW1 military badges, chalked into the hillside below Chiselbury Ring. Salisbury, approximately 10 miles away, provides extensive shopping, educational, cultural and recreational facilities, including highly regarded grammar schools, theatre, cinema, restaurants, supermarkets, medical services, library and leisure facilities. Tisbury is approximately 5 miles away and Shaftesbury around 10 miles. Both Salisbury and Tisbury offer railway services to London Waterloo.

The property benefits from owned solar panels, with an index-linked Feed-in Tariff until 2036. Income has exceeded £3,000 per annum, in addition to free electricity usage. The house is connected to mains electricity, water and drainage, with oil-fired central heating, wood-burning stoves, high levels of insulation and soundproofing throughout.

As of 2017, Estate Agents are legally required to undertake Anti-Money Laundering (AML) checks on all parties involved in the sale or purchase of a property. Boatwrights Estate Agents Ltd are members of The Guild of Property Professionals and therefore use a professional service called Guild 365 to facilitate these checks. These checks must be completed before a property is listed for sale and as soon as an offer is accepted. There is a charge for this service at a cost of £30+VAT (per person) which is non-refundable. Boatwrights do receive small proportion of this fee in order to cover our administrative costs.
