Tenants will be liable to pay up to £50 per key or device. If the cost exceeds £50, reasonable evidence of the cost will be provided. If the loss results in locks needing to be changed, the tenant will be responsible for the full cost of the locksmith, new lock, and replacement keys for all relevant parties (tenant, landlord, managing agent, etc.).

Holding Deposit
A maximum of one week's rent.

Security Deposit
A maximum of five weeks' rent where the annual rent is less than £50,000.
A maximum of six weeks' rent where the annual rent is £50,000 or more.

Variation of Contract (at Tenant’s Request)
£50 (incl. VAT) per agreed variation. Covers the cost of obtaining the landlord's instructions, and preparing and executing the new legal documents.

Change of Sharer (at Tenant’s Request)
£50 (incl. VAT) per replacement tenant, or any reasonable costs incurred if higher (with the landlord’s consent and instructions).

Early Termination (at Tenant’s Request)
If a tenant wishes to end their tenancy early, they will be liable for the landlord’s costs in re-letting the property, and responsible for rent payments up to the start date of the replacement tenancy. These costs will not exceed the maximum amount of rent outstanding on the tenancy.

Tenant Responsibilities for Utilities and Services
Where required, tenants are responsible for payment of: electricity, gas or other fuel, water, and sewerage; communication services such as telephone, internet, cable/satellite television; TV Licence; and Council Tax (payable directly to the billing authority).
